Arthaland reaches new milestone at Sevina Park with Tower 2

Showing signs of strength, Southern Luzon—particularly growth centers such as Biñan and Calamba—was increasingly emerging as a preferred destination for homebuyers seeking a greener, more sustainable living environment.

Months after Arthaland launched and broke ground on Sevina Park, its mixed-use community in Biñan, Laguna, in 2019, the pandemic struck.

Leandro “Andy” Locsin Jr., administrator and consultant of renowned architecture firm Leandro V. Locsin Partners (LVLP) and a member of Sevina Park’s project team, recalled that businesses, communities, and households were navigating deep uncertainty, with little clarity on what the months ahead would bring.

Four years later, in November 2024, Arthaland celebrated the topping-off of UNA Apartments Tower 1, designed by LVLP. By then, market conditions had shifted significantly, and so had the market.

Another milestone achieved

In June 2026, Arthaland achieved another milestone despite fresh global uncertainties arising from tensions in the Middle East: the topping-off of UNA Apartments Tower 2, the second residential tower within Sevina Park. 

“The message for us today is resilience and delivery,” Locsin Jr. said during the ceremony. “We need to recognize that things move, and it’s important for all of us to be nimble as we move through changing times.”

Commitment delivered

As a reassuring signal to buyers and investors, the milestone affirms Arthaland’s commitment to delivering high-quality projects on schedule. 

Company vice-chair and president Jaime C. Gonzalez said it is also a testament to the company’s vision for Sevina Park.

“To see how far we have come from a single building to a thriving, multi-certified, green neighborhood is a rewarding journey that speaks to the foresight and commitment of the entire Arthaland community,” Gonzalez said.

He noted that while Tower 2 stands on the strong foundation created by the success of Tower 1, it also represents its own achievement. “This achievement is the direct result of clear direction, strict discipline, and the incredible dedication of the people on this site,” Gonzalez said. “Let us all take a moment to look around and genuinely recognize our on-site workers, our engineers, and our architects.”

A sustainable community

UNA Apartments is part of Sevina Park, Arthaland’s mixed-use community in Biñan, Laguna. Masterplanned by Boston-based Sasaki Associates, with LVLP as architects, it was designed with 60 percent green and open spaces and positioned as a model for sustainable neighborhood living.

The development also bears the distinction of being the first and only mixed-use community in Southeast Asia to achieve Platinum certification for both LEED for Neighborhood Development and LEED for Homes categories. 

Among UNA Apartments’ noteworthy features are energy-efficient air-conditioning systems, energy-efficient lighting, and low-flow plumbing fixtures, which offer residents water and energy savings of up to 20 percent.

Operable windows provide natural ventilation and optimize daylight, while airtight units help prevent sound and odor transfer between walls. Good indoor air quality is supported by a Dedicated Outdoor Air System, commercial-grade MERV filters, and carbon monoxide monitors.

Units are also more spacious, with a high floor-to-ceiling height of 2.6 meters. Floors are made of Stone Polymer Composite, making them more durable, water- and scratch-resistant, and easier to clean. Furnishings are sourced from renewable or recycled materials built to last.

Strong market reception

UNA Apartments Tower 1, which has 14 physical floors and 392 units, was 100 percent sold within its first 10 months. Unit turnover is scheduled to begin in October 2026.

Tower 2 has 19 physical floors and 413 units. It is already 83 percent sold and is targeted for completion in December 2028. 

Unit offerings include studio units at 28 square meters, one-bedroom prime units at 35 square meters, and one-bedroom deluxe units at 42 square meters.

Tower 3 is expected to have 17 physical floors and 431 units.

Steady price momentum

UNA Tower 2’s momentum has also been accompanied by steady price movement. In 2022, units were priced starting at P5.3 million for studios and P7.6 million for one-bedroom units. 

By 2024, starting prices had moved to P6.2 million for studios and P8.1 million for one-bedroom units. In 2026, studio units are priced starting at P6.5 million, while one-bedroom units start at P8.5 million.
