Founded in Cebu in 2009, the company has steadily evolved from a real estate player into a diversified business group anchored on what it calls an integrated community model — a strategy that combines places to live, work, heal, and travel within interconnected developments.
The latest addition to that strategy is the opening of its first mall property integrated within the Mahi Center near Mactan-Cebu International Airport.
Why it matters
The expansion reflects a growing trend among Philippine developers to diversify revenue streams while creating destination-style mixed-use communities outside Metro Manila.
AppleOne’s portfolio now includes hospitality partnerships with global hotel brands, healthcare facilities in the Visayas and Mindanao, office and retail developments, and branded residential projects targeting affluent buyers and tourists.
The expansion
The company’s property arm initially established its footprint through the AppleOne Equicom Tower, a 17-story mixed-use development in Cebu Business Park completed in 2010.
Since then, it has moved deeper into branded hospitality and luxury residences, including The Residences at Sheraton Cebu Mactan Resort, billed as the first Sheraton-branded residences in Southeast Asia.
Its pipeline now stretches into Bohol and Mindanao.
Among the company’s upcoming projects are the JW Marriott Residences Panglao Island, which will introduce the JW Marriott brand to the Philippines, and the Radisson Blu Hotel & Residences Cagayan de Oro, positioned as the first five-star hotel and internationally branded residences in the city.
According to a company release, the Mahi Center integrates office, retail, and hospitality components into a single development that includes a five-floor office tower, a retail mall anchored by Metro Supermarket, and the 196-room Fairfield by Marriott Cebu Mactan.
“Our vision is to build an ecosystem where work, retail, tourism, and hospitality fuel lasting growth for all,” said Sam Manigsaca, AppleOne vice president for hospitality.
Healthcare push
Beyond hospitality, AppleOne has also expanded into healthcare through AppleOne Medical Group, which manages hospitals in Cebu, Tacloban, and Davao. Its Medical Arts facility at VisayasMed Hospital Cebu also houses the Singapore Cancer Center, which the company describes as the country’s first fully integrated cancer center.
