Insider Spotlight
As urban living becomes increasingly compact, more households are prioritizing homes that can adapt to changing family needs while serving as lasting assets for future generations.
Against this backdrop, Filinvest Alabang Inc. is positioning Celestia at Timberland Heights in San Mateo, Rizal, as a community designed for multi-generational living.
Located about 20 minutes from Quezon City, the development targets families seeking larger land cuts without sacrificing access to Metro Manila’s schools, business districts, and commercial centers.
Why it matters
Demand for landed properties in growth corridors outside the capital highlights a changing definition of value among homebuyers. Beyond location, buyers are increasingly evaluating whether a property can support family life over decades and retain value across generations.
Celestia offers residential lots ranging from 345 to 1,148 square meters, with Phase 1 and Phase 2 lots ranging from 353 to 886 square meters and turnover scheduled for 2027.
The project emphasizes open spaces, natural surroundings, and amenities intended to support wellness-focused lifestyles.
Wanting more space
The development is situated about 20 minutes from Quezon City, highlighting a growing trend among homebuyers who want more space without completely disconnecting from the capital's schools, workplaces, and commercial hubs.
“Today’s families are becoming more intentional about where they invest their time, their well-being, and their future,” Filinvest Alabang Inc. senior vice president for residential and estates Daphne Mae Odra-Sanchez said in a press statement.
“Celestia was envisioned as a community where families pass on something of lasting value to their children. That is the spirit of pamana (inheritance), and it is at the heart of everything we built here,” she added.
The bigger picture
The project’s masterplan was developed by Joel Luna Planning and Design, H1 Architecture, AECOM Singapore, and Inspira Design. It also received recognition at the London Design Awards 2025 under the Architectural Design: Conceptual category.
As suburban growth continues, developers are increasingly aligning projects with buyers’ aspirations for legacy, wellness, and long-term livability rather than purely proximity to urban centers. —Vanessa Hidalgo| Ed: Corrie S. Narisma
