The 22-story office tower is scheduled for completion in the second half of 2026 and is expected to cater to companies seeking tax-incentivized, transit-oriented workspaces that support evolving business and workforce requirements.
Supply gap
The project comes as the pipeline of new PEZA-accredited office developments in Metro Manila remains constrained despite sustained demand from occupiers, particularly business process outsourcing firms, multinational companies, and expanding enterprises.
Industry reports have highlighted the limited availability of PEZA-registered office spaces in key business districts, even as organizations continue to prioritize locations that offer fiscal incentives, accessibility, and employee-centric amenities.
“Companies today are becoming more intentional about where they locate their operations. Aside from office space, they are looking for environments that help improve efficiency, accessibility and overall business resilience. North Tower 3 brings these together in one highly connected and future-ready estate,” said SM vice president and SM Offices head Alexis Ortiga said in a statement.
The development reflects a broader market trend in which occupiers are consolidating operations in newer business districts that provide better connectivity and support hybrid workplace strategies.
Transit hub
A key feature of North Tower 3 is its direct integration with major transportation infrastructure projects in Quezon City.
The office tower will be connected to the upcoming North Triangle Unified Grand Central Station, which will link LRT Line 1, MRT Line 3, MRT Line 7, and the Metro Manila Subway.
The development will also benefit from access to the North EDSA Busway Concourse and the EDSA elevated pedestrian walkway.
The connectivity is expected to improve mobility for employees and businesses while reducing commuting challenges in one of Metro Manila’s busiest commercial corridors.
Sustainable design
North Tower 3 has been designed to meet the standards of SM Offices’ premium office portfolio, incorporating sustainability and operational efficiency features.
These include energy-efficient technologies, optimized daylighting systems, water-efficient fixtures, and sustainable building materials.
The company said the development aligns with global sustainability benchmarks while helping tenants manage operating costs and achieve their environmental objectives.
As a PEZA-accredited project, North Tower 3 will also allow qualified locators to access fiscal and non-fiscal incentives designed to support business growth and expansion.
Growth catalyst
SM Offices is also collaborating with the Quezon City government to promote incentives available under the Quezon City Economic Development Incentives Code, which provides qualified businesses with benefits for expansion, relocation, and long-term investments.
Beyond office space, the tower's location within the SM North EDSA Complex places tenants near a wide range of retail, hospitality, and residential developments, including SM North EDSA, Park Inn by Radisson North EDSA, and Grass Residences.
