Filinvest draws homebuyers to mountain living in Rizal

Filinvest is positioning its newest residential community in Rizal around wellness and nature as changing homebuyer preferences put greater emphasis on open spaces, healthier environments and quality of life alongside location and property values.

Celestia, a landed residential development under Prestige by Filinvest, is located within Timberland Heights and offers residential lots ranging from 345 to 1,200 square meters, with prices from P14 million to P48 million.

The development reflects a broader shift in how premium residential communities are being designed and marketed, as buyers increasingly consider how their immediate surroundings can support physical activity, mental well-being and family life.

Nature access

Celestia is surrounded by forests, rolling hills and open spaces within Timberland Heights, giving residents access to nature while remaining within reach of Metro Manila.

Filinvest said the community is about 20 minutes from Quezon City via Batasan Road and provides access to schools such as the University of the Philippines Diliman, Ateneo de Manila University and Miriam College, as well as commercial areas and major business districts.

The developer is banking on that proximity to address a common trade-off among homebuyers: choosing between access to urban centers and having more space and greenery at home.

Rather than treating green areas mainly as landscaping, Celestia incorporates them into the community's overall design and recreational network.

Among the development's planned amenities are the Forest Trail, Central Park, Linear Park and The Peak, which offers views of the Sierra Madre mountain range.

Residents will also have access to recreational facilities within Timberland Heights, including the Timberland Mountain Bike Park, hiking trails, pickleball courts and swimming pools.

Filinvest said these facilities are intended to make walking, exercise, recreation and outdoor family activities easier to incorporate into residents' everyday routines.

The development also features underground utilities, a centralized sewage treatment system and a dedicated 24-hour property management office. These are intended to help maintain the community's environment while minimizing the visual impact of infrastructure.

Celestia was planned and designed with AECOM Singapore, Joel Luna Planning and Design, H1 Architecture and Inspira Design Core Inc.

The project received a Gold Award at the 2025 London Design Awards under the Architectural Design-Conceptual category.

More space

Filinvest is also highlighting Celestia's landed residential format as an alternative to increasingly dense vertical developments in Metro Manila.

Larger lots provide families with more private outdoor space while parks and other common areas are designed to encourage interaction among residents, the company said.

“We've always believed that a home should do more than provide a place to live,”  Filinvest Alabang Inc. senior vice president for residentials and estates Daphne Sanchez said in a statement. 

“It should create opportunities for families to spend time together, enjoy the outdoors, and experience a better quality of life every day. That's the thinking behind Celestia. When a community is thoughtfully planned around how people want to live, it creates value that lasts well beyond the day you move in,” she added.

Lot choices

Celestia offers several residential lot configurations aimed at different homebuyer requirements, including corner lots, clubhouse lots, fortune lots, through lots and premium Herencia lots.

Lot sizes range from 345 square meters for buyers seeking relatively compact properties to as much as 1,200 square meters for those planning larger customized residences.

Prices range from P14 million to P48 million, putting the project within the premium residential segment.

Filinvest is pitching the development to buyers who want to remain near Metro Manila while gaining the space and natural surroundings typically associated with properties farther from the capital.
