Robinsons Land adds 29-story tower to Bridgetowne portfolio

Robinsons Land Corp. (RLC) is expanding its office portfolio in Metro Manila with a new 29-story tower in Quezon City, betting on sustained demand for premium workplaces from multinational corporations and information technology-business process management (IT-BPM) companies.

The property developer, through its office development and leasing arm Robinsons Offices, has broken ground on Bridgetowne One, which will add 51,400 square meters of gross leasable area (GLA) to its Bridgetowne Destination Estate.

Scheduled for completion in 2028, the project will increase Robinsons Offices' footprint in Bridgetowne to about 347,000 square meters from more than 295,000 square meters across seven existing developments.

Why it matters

The expansion reflects Robinsons Land's continued investment in office developments despite changes in workplace arrangements and evolving corporate space requirements.

It also strengthens Bridgetowne's position as an emerging business district along the Quezon City-Pasig corridor, where developers are integrating office buildings with residential, retail and lifestyle facilities.

"Bridgetowne One is not simply another office building. It is an investment in the future of this estate and in the people and organizations that will help shape it," said Robinsons Land president and CEO Mybelle V. Aragon-GoBio.

She said office developments support business expansion, create employment opportunities and contribute to local economic activity.

Expanding footprint

Robinsons Offices currently operates 35 office buildings across 13 highly urbanized cities nationwide, with a combined GLA exceeding 900,000 square meters.

The company is targeting nearly 1 million square meters of office GLA in the Quezon City-Mandaluyong-Pasig corridor by 2030, coinciding with Robinsons Land's 50th anniversary.

Bridgetowne One forms part of this expansion, alongside other office developments in the strategic business corridor.

The project follows strong leasing activity during the second and third quarters of 2026.

Robinsons Offices signed a lease agreement with KMC Solutions covering four floors totaling 9,800 square meters at GBF Center 1.

The company also reported leading office transaction volumes among developers and securing what it described as the country's largest office transaction involving The Jewel, a premium office development under construction in Mandaluyong City.

"Breaking ground means more than the start of construction. It is a statement of confidence in Bridgetowne, in the Philippine office market, and in the businesses that will choose to grow here in the years ahead," said Robinsons Offices senior vice president and business unit general manager Jericho P. Go.

Strategic location

Bridgetowne One will rise along John Gokongwei Jr. Boulevard at the corner of West Drive, near C-5 and Ortigas Avenue.

Its location provides access to major employment centers and residential communities in Quezon City, Pasig, Marikina, Mandaluyong and Rizal.

The building will have 20 office floors, eight podium parking levels, basement parking, a ground floor, garden deck and service deck.

Robinsons Offices deputy general manager JP Balboa said the development will feature an immersive lobby, seating areas overlooking Bridgetowne's landmark sculpture, The Victor, and a penthouse-level landscaped space offering panoramic city views.

Tenants will also have access to retail, dining, residential, hospitality and other amenities within the mixed-use estate.

Sustainability focus

Bridgetowne One is targeting Leadership in Energy and Environmental Design (LEED) Gold certification, reflecting growing corporate interest in environmentally responsible office buildings.

The certification target forms part of the developer's efforts to attract companies seeking workplaces that support sustainability commitments and operational efficiency.

Qualified locators within Bridgetowne IT Park may also be eligible for incentives from the Philippine Economic Zone Authority (PEZA).

The tower's architecture draws inspiration from The Victor, with a trophy-shaped design incorporating architectural elements representing victory and achievement.

Its facade will feature fins resembling laurel leaves, traditionally associated with success and perseverance.

Growth outlook

Robinsons Offices expects Bridgetowne One to attract multinational companies, IT-BPM operators and other businesses seeking modern office facilities in accessible locations.

The development will also increase the estate's capacity to accommodate corporate expansion and potentially generate additional employment opportunities.

Go said the company's objective extends beyond adding leasable space.

"We envision a workplace where businesses can attract strong local talent, pursue new ideas, and grow, supported by the connectivity, conveniences, and commitment to sustainability that companies increasingly look for," he said.

With completion targeted for 2028, Bridgetowne One will further expand Robinsons Land's presence in Metro Manila's office property market as the company positions its mixed-use developments to capture future business demand. —Ed: Corrie S. Narisma
