Expansive and eco-conscious: Park Villas redefines sustainable luxury living

When AyalaLand Premier (ALP) and joint venture partner Griffinstone Inc. of the Tagle family came together to embark on an iconic real estate project within the Makati Central Business District, they set out to answer a question: Can one build an ultra-luxurious condominium that offers unrivaled space yet also addresses the growing awareness of sustainability even among affluent buyers?

The answer is Park Villas, a 51-story upscale development rising on a prime 2,400-square-meter lot, strategically located between the Atrium of Makati and Somerset Olympia in Salcedo Village.

Equally important is how project proponents are eyeing Leadership in Energy and Environmental Design (LEED) Gold certification, which provides a framework for healthy, highly efficient, and cost-saving green buildings. 

InsiderPH recently spoke to Architect Alma Palisoc of Aidea Inc., the architect-of-record of Park Villas, who gave us the lowdown on the project's design vision, the directions provided by ALP, and their enviable collaboration with design consultant SOM.

Target market

“The project brief from Ayala Land Premier (ALP) was for us to deliver an uncompromised standard of living suitable for its prime location within the Makati Central Business District,” says Palisoc. 

“The target buyers of Park Villas are affluent individuals that are characterized as Triple-A buyers to empty nesters, high-ranking executives and established entrepreneurs, and those who appreciate understanded luxury.”

Furthermore, Palisoc says, they also aimed the project at individuals who value the benefits and convenience of a prime, central location as well as investors seeking worthwhile investments in an established city.

Working with the Best

For a project like Park Villas,  a topnotch project team was assembled. 

“Ayala Land Premier (ALP) is one of our valued long-time clients,” Palisoc reveals, with AIDEA having worked on such ALP developments as Garden Towers and Park Terraces. “We have enjoyed a strong partnership with them on numerous projects over the years, and we continue to value and nurture this collaborative relationship.” 

On working alongside world-renowned firm Skidmore, Owings & Merrill (SOM), which gave us New York's iconic Lever House and 35 Hudson Yards, Palisoc states that they have worked on several projects before this one, and that they will continue to work with them on other projects as well. 

“The experience has always been enriching, as working with SOM allows us to blend our expertise with their approach, resulting in exceptional projects that meet and exceed client expectations.”

Expansive single-unit floors 

With a sprawling 663.16 sqm. floor area for each of the project's 45 villa units, Park Villas offers unparalleled exclusivity and generosity of space, which is becoming a rarity in our crowded metropolis. 

“Designing single-unit floors of this size presents both unique challenges and opportunities,” says Palisoc. “The primary challenge lies in ensuring that every aspect of the design meets the highest standards of luxury, comfort, safety, and sustainability.” 

To address these challenges, AIDEA employed an integrated, multidisciplinary approach that involves close collaboration between architects, engineers, designers, and various specialists. 

This synergy, says Palisoc, ensures that they are able to create a building that stands out in terms of both form and function.

LEED Gold Certification

“For Park Villas, our belief is that luxury should not cost the earth,” says Palisoc. With this philosophy in mind, the project team sought to redefine the concept of a luxury tower by targeting LEED Gold certification.

“This commitment reflects our dedication to creating a building that harmonizes understated luxury with environmental responsibility,” says Palisoc. 

Achieving LEED Gold certification ensures that the tower adheres to the highest standards of energy efficiency, water conservation, indoor environmental quality, and sustainable materials use.

This approach, Palisoc further says, not only enhances the living experience for future residents but also minimizes the environmental footprint, “aligning with the values of our discerning clientele who appreciate both luxury and sustainability.”

All things considered, Park Villas is bound to be one of the Makati Central Business District's most desirable addresses, with the select few who will eventually occupy the building enjoying the lap of luxury.  Its sustainable features ensure a reduced impact on the environment, for a truly eco-friendly lifestyle.
