SM Offices expands regional presence with The Core Towers in Sta. Rosa

SM Offices, the commercial property unit of SM Prime Holdings Inc., has further expanded its regional footprint with the opening of The Core Tower Three, the third building in its flagship development in Sta. Rosa, Laguna.

With the launch of the newest tower, SM Offices now counts 15 developments outside Metro Manila, contributing to more than 1 million square meters of leasable space across the country—over 20 percent of which is in regional growth centers.

“The Core Towers reflects the growing demand for future-ready office spaces in regional growth centers like Sta. Rosa,” said Alexis Ortiga, vice president and head of SM Offices. “We are seeing sustained interest from companies looking for scalable locations that combine operational efficiency with strong local talent pools.”

Located within the SM City Sta. Rosa complex, the P1.6-billion project adds over 27,000 square meters of Grade A office space to the Calabarzon market. The development is tailored for business process outsourcing (BPO), technology, and professional services firms looking to operate in South Luzon, a region that accounted for 14.7 percent of the country’s GDP in 2024.

Each of the three towers features 24/7 building management, high-speed telecom infrastructure, 100 percent backup power, and flexible fit-out options. Designed by ASYA Design Partner, the towers are directly connected to major roads such as the South Luzon Expressway (SLEX), CALAX, and the Old National Highway, as well as to mall-based retail and public transit options.

Leasing activity is already underway, with early tenants citing location, infrastructure, and access to local talent as key benefits. SM Offices estimates that the new facility will support more than 6,000 jobs through tenant operations and support services.
