On March 3, 2025, the region’s top brokers, industry leaders, and property experts gathered at the Alviera Country Club in Pampanga for “Elevate to Dominate”—a milestone event that highlighted the explosive growth and investment potential of the region, anchored by Ayala Land’s premier developments: Alviera and Cresendo.
Opening the event, Jennylle S. Tupaz, senior estate development head for VisMin and Central Luzon, underscored Central Luzon’s strategic importance and the vital role brokers play in shaping its future. With the region fast becoming a preferred destination for investors and homebuyers alike, the event offered a timely look at what lies ahead.
Keynote speaker Joey Bondoc, research head at Colliers Philippines, presented compelling data on Central Luzon’s 6.1 percent GDP growth, driven by Overseas Filipino Worker (OFW) remittances and major infrastructure developments.
These include the North-South Commuter Railway and the expansion of Clark International Airport—both expected to significantly boost land values, business activity, and connectivity across the region. According to Bondoc, Ayala Land’s estates are poised to benefit greatly from these tailwinds.
In Pampanga, Alviera is rapidly evolving into a complete urban destination. Rica Balbido, estate development head for Central Luzon, announced that its industrial park is fully sold out, while the Alviera A-Block commercial district nears completion.
The upcoming Alviera Town Square is set to become a key hub for commerce and lifestyle, while the newly completed Alviera East Commercial seamlessly connects with residential villages and industrial zones—creating a vibrant, integrated community.
The Alviera Central Business District (CBD) is also progressing swiftly, guided by sustainable and future-ready design from world-renowned architecture firm Henning Larsen. The first commercial buildings are on track for turnover by 2025, further positioning Alviera as a next-generation business and leisure destination.
Complementing this growth are lifestyle amenities like the Alviera Country Club, the Sandbox adventure park, and the soon-to-rise La Salle Botanical Garden, designed by UK-based firm Grossmax.
In nearby Tarlac, Cresendo is likewise gaining momentum. Project development manager Clarence Carcellar shared that its first two commercial phases have sold out, with Phase 3 now officially launched. The expansion of the Luisita Access Road—set for completion by mid-2025—will further enhance accessibility and boost investor interest.
Cresendo is also emerging as a hub for education and workforce development. The 10-hectare Miriam College campus, designed by Lor Calma & Partners, and the Don Bosco TVET Center are both scheduled to open this year. With the Cresendo Industrial Park already 95 percent occupied and popular brands like 7-Eleven, MiPanda, 21st Bean Café, and Anytime Fitness setting up shop, the estate is fast becoming a vibrant center for community and enterprise.
To close the event, broker head Deo Ignacio unveiled exclusive incentives for partner brokers—reinforcing Ayala Land’s commitment to shared growth and success.
