Spanning 36 hectares, Southmont Central is designed as the heart of the estate’s future community life, integrating retail, civic, and institutional components with Ayala Land’s nearby residential developments: Hillside Ridge and Verdea by Alveo Land, and Lanewood Hills by Ayala Land Premier.
The initial phase covers 5.8 hectares and includes 37 commercial lots averaging 925 square meters each. These lots are complemented by green open spaces and are targeted toward local businesses and retail ventures aimed at serving the surrounding residential zones.
In a statement, Ayala Land said Southmont Central will also house a six-hectare sports club, a church, and civic spaces, envisioned to foster wellness and community engagement.
The estate enjoys seamless access to CALAX, Sta. Rosa–Tagaytay Road, Pook Road, and Carmen Road. Upcoming infrastructure projects such as the Cavite–Tagaytay–Batangas Expressway (CTBEX) and the LRT-1 Cavite Extension are expected to further enhance its connectivity.
Ayala Land said its residential developments within Southmont have shown sustained demand. Hillside Ridge is now 97 percent sold, with over 540 lots already turned over since early 2023. Lanewood Hills, a premium enclave, is 90 percent sold, with turnovers that began in late 2024. Meanwhile, Verdea has already 52 percent of its 372 lots, with turnovers planned for 2026.
Turnovers for Southmont Central’s commercial lots are scheduled to begin in Q3 2028, reinforcing Ayala Land’s long-term vision for Southmont as a thriving, integrated urban center in Cavite.
Southmont is part of Ayala Land’s broader Southern Luzon strategy, which includes other large-scale estates such as Nuvali in Laguna, Broadfield in Biñan, and the newly launched Aéra in Batangas—all designed to support sustainable urban expansion in the region. —Ed: Corrie S. Narisma
