DoubleDragon to build P5.25-B Hotel101 in Roxas Boulevard, targets 2028 completion

DoubleDragon Corp., led by tycoons Edgar "Injap" Sia II and Tony Tan Caktiong, is set to launch a 34-story, 700-room Hotel101 on Roxas Boulevard, which will be the largest hotel in the area.

The project is expected to generate P5.25 billion in unit sales and will break ground in the second half of 2025, with completion targeted by late 2028. 

Hotel101-Roxas Boulevard will include convention facilities, co-working spaces, and a sky-high restaurant with Manila Bay views. 

The development is part of DoubleDragon’s long-term goal to build 50,000 hotel rooms locally and contribute to a planned 1 million-room global portfolio.

The Hotel101 model uses an asset-light approach, allowing revenue generation from both unit pre-sales and recurring hotel operations. 

The dynamic pricing strategy mirrors airline booking systems, adjusting room rates based on real-time demand. Once completed, the hotel is expected to boost tourism and foreign inflows as Hotel101 expands internationally.
