The company formally broke ground on Phase 5 of its flagship industrial estate, an approximately 100-hectare development that extends the estate into Sto. Tomas, Batangas.
The project adds new industrial and residential space to support locator growth and workforce requirements in one of the country’s busiest manufacturing corridors.
Why it matters
The expansion reflects continued demand for industrial sites with established infrastructure, utilities, and logistics access. Batangas remains a preferred location for manufacturers because of its proximity to Metro Manila, access to major transport networks, and connection to the Port of Batangas.
LIMA Estate has grown from a 384-hectare industrial park into a 1,100-hectare integrated development hosting 201 locators and supporting more than 75,000 jobs. The estate has also attracted P128.9 billion in investments to date.
The big picture
Of the planned expansion area, an estimated 60 hectares will be allocated for industrial use, while about 30 hectares will be developed for residential purposes. Site development activities are expected to begin mid-year, with select lots already available for pre-selling.
The estate serves industries including electronics, semiconductors, automotive components, logistics, and consumer goods manufacturing.
Recent activity includes lot turnovers to Maxort Philippines Inc., KBD Pulp Mould Packaging Equipment and Products Philippines Inc., and Hamburg Trading Corporation. Construction is also progressing for Asia Optical Co. Inc. and Kuotiang Electronics (Philippines).

“Industrial location decisions today are no longer about land alone. Manufacturers need operating environments where infrastructure, utilities, workforce access, and connectivity are already integrated and reliable,” Clifford M. Academia, vice president and head of industrial and commercial business at Aboitiz Economic Estates, said in a press statement.
“Phase 5 is our response to that demand. It allows us to keep building the conditions for locators to expand, for people to access more opportunities, and for the region to capture the long-term value of industrial growth,” Academia added.
What’s next
Aboitiz Economic Estates expects LIMA Estate to continue adding about 100 hectares of developable land annually.
