In a statement on Friday, Aug. 21, 2026, the firm said the agreements cover Cloverleaf in Quezon City, Broadfield in Biñan, Laguna, Arca South in Taguig City, and Evo City in Kawit, Cavite. The sites are positioned along major transport corridors and within rapidly growing residential and commercial hubs, supporting Makro’s expansion into high-growth markets.
Why it matters
The partnership aligns with Ayala Land’s long-term strategy of enhancing the commercial value of its estates by attracting complementary businesses that generate recurring lease income while improving convenience for surrounding communities. The move also expands Makro’s reach in the Philippine wholesale retail market through strategically located developments.
“These agreements underscore the role of Ayala Land’s estates as strategic gateways where communities, businesses and commerce come together,” Ayala Land regional estates head Christopher Maglanoc said. “Our estates are master-planned to support the needs of growing communities, and bringing a wholesale format like Makro to these locations creates value beyond the retail customer. It also gives families and businesses within and around these estates access to a wider selection of products and a convenient large-format shopping experience.”
The bigger picture
The four locations strengthen Makro’s presence across Metro Manila and Southern Luzon. Arca South serves as a commercial and transport gateway in southern Metro Manila, while Cloverleaf connects directly to EDSA and the North Luzon Expressway. Broadfield is emerging as Ayala Land’s first business campus in Laguna, and Evo City extends the retailer’s footprint into Cavite’s expanding growth corridor.
Makro Philippines is a joint venture between Ayala Corporation and Thailand-based CP Axtra Public Company Ltd. The retailer will offer fresh and dry food, imported products and non-food essentials through brick-and-mortar stores and an e-commerce platform supported by an omni-channel model.
“What excites me the most about this partnership is putting two businesses that are so well established independently together,” Makro International deputy chief executive Shaun Wong said. “The synergies that we have—the partnership on the land side and retail side as well. The future is bright. The future is exciting.”
Under the agreements, Ayala Land will retain ownership of the Broadfield, Evo City and Cloverleaf properties while Makro develops and operates the stores. In Arca South, Makro will operate within Ayala Malls Arca South. The arrangement reinforces Ayala Land’s strategy of leveraging its land bank and partnerships to support sustainable long-term growth while creating more complete mixed-use destinations.
