He said North Grove, a P5.4-billion garden-themed condominium development at the heart of Pristina Town—CLI's premier township in northern Cebu City—is already nearly 60 percent sold.
"Real estate is still very strong in Cebu because of our vibrant community, our strong fundamentals. So in spite of challenges, Cebu remains to be very resilient," Soberano said during the July 24 launch of The Veranda, the visitor center and showcase hub for North Grove.
Aside from North Grove, Soberano said the company plans to develop low-rise condominiums and townhouses within Pristina Town to create a lower-density residential environment.
Two Cebuano families
Pristina Town, a 7.2-hectare premier township, is being developed by Cebu Homegrown Developers Inc., a joint venture between CLI and Ixidor Holdings Inc., headed by Aboitiz Equity Ventures chair Erramon Aboitiz.
According to Soberano, the two families combined their Cebuano expertise and shared passion for Cebu to develop a property that had remained idle for more than 20 years.
"It's called a micro township because everything is in place. You don't need to travel far. Many schools are in the area. Less travel means we're also contributing positively to the community. We use less gas. We use less energy. So these micro-townships actually add value to the community," he added.
Livability focus
Launched in 2025, Pristina Town is designed for sustainability and livability, with residential developments that blend seamlessly with commercial and institutional components.
The master-planned township features expansive green spaces, pocket parks, smart programmable street lighting that reduces energy consumption, and water catchment systems for irrigation.
It also includes pickleball courts, reflecting the company's vision of creating communities that are alive with people, activity and meaningful connections, said Sylvan John Monzon, CLI first vice president for business development, during the July 24 event.
Monzon said the company also launched Sundown Socials, a weekend market that transforms Pristina Town into a gathering place where families, friends and the wider community can enjoy food, music and local merchants in an outdoor setting.
Planned features include dedicated bike lanes, wide pedestrian walkways and landscaped planting strips designed to encourage walkability, promote active mobility and reduce the township's carbon footprint.
The development will likewise feature a transportation hub, a fully underground utility distribution system, and 24/7 security and surveillance.
Twin towers
North Grove is the first residential project within Pristina Town. It will feature two residential towers—Lumina and Terra—along with a retail podium designed to blend with the natural surroundings.
Lumina will house 386 units comprising studio, one-bedroom and one-bedroom garden units ranging from 24 to 35.14 square meters, all with full-height windows.
Terra, meanwhile, will have 643 studio units ranging from 22.75 to 25.37 square meters.
North Grove will also feature nearly 3,800 square meters of retail space, including a supermarket and new retail concepts designed to enhance residents' lifestyles. —Ed: Corrie S. Narisma
