Insider Spotlight

  • Southlinks Promenade and Golf Range are scheduled to open in 2027.
  • Completed residential lots are expected to be turned over starting January 2027.
  • The estate recently secured a 5-Star BERDE rating at the design stage.

Southlinks Estate is adding a retail strip and a modern driving range as the upscale South Metro community prepares to begin residential lot turnovers in January 2027.

Developer Height Realty, Inc. said Southlinks Promenade and Golf Range by Southlinks will bring shopping, dining, sports and recreation closer to residents of the 33.6-hectare masterplanned estate along Southvale Drive in the Daang Hari–Alabang corridor.

Why it matters

The expansion strengthens Southlinks Estate’s positioning as a premium residential community built around wellness, convenience and open space, as demand for upscale developments south of Metro Manila continues to grow.

Southlinks Promenade will include a supermarket and five retail units across two single-storey buildings. Around 80 percent of the 10,266-square-meter site will be set aside for open spaces.

Golf Range by Southlinks will feature a 20-bay driving range with TrackMan technology, a putting and chipping area, restaurant, bar and pro shop. The facility also recognizes the property’s history as a golf course.

What they’re saying

Height Realty president and CEO Kevin Wong said the facilities are part of the company’s plan to create a community where wellness is embedded in daily life.

“Wellness is not just something we see as a trend. It's the future of how people will live day by day. Our vision is to build a community for families and their well-being,” Wong said.

The estate has 336 residential lots, with 40 percent of its land allocated to open spaces. Planned amenities include tennis, pickleball, basketball and badminton courts, swimming pools, a running track and a wellness garden.

The investment case

During a media briefing, property consultant David Leechiu pointed to the investment potential of residential developments south of Metro Manila, citing the price gap between upscale villages in Alabang and Makati City.

“The discount in Alabang is too big. It doesn’t make sense. While prices remain low, we have to recognize the opportunity, because they are not going to stay low forever,” Leechiu said.

Southlinks Estate also earned a 5-Star BERDE rating at the design stage, a recognition of its sustainable district development plans.

Philippine Green Building Council chair Raymond Rufino said the rating reflects strict environmental benchmarks.

“Five-Star means you are not just performing well by Philippine standards. You are performing at the highest levels of environmental performance, measured against global standards. That is why the bar is very high. It takes commitment and investment to get there,” Rufino said.

What’s next

The certification covers the estate’s design, with additional assessments required during construction and operations.

“Design is validation of what we have created in our masterplan. Construction is our commitment to delivering it. Operations means sustaining what we have promised,” Wong said.

Land development is expected to be completed by December 2026, ahead of the first residential lot turnovers in January 2027.
