Ayala Land expands Lio as long-stay tourism reshapes El Nido

Ayala Land is stepping up investment in its Lio Estate in El Nido, Palawan as it positions the project to capture growing demand for longer stays, second homes and lifestyle-driven travel.

The listed developer is adding new infrastructure instead of more hotels, signaling a broader push to turn the 320-hectare estate into a year-round community rather than a traditional beach destination, a statement on Monday showed. 

“The next phase of Lio is about strengthening how the estate functions as a connected, lived-in destination,” said Cris Zuluaga, group head of Ayala Land leisure estates.  

The next phase includes a transport terminal, an events pavilion, a visitor center, a 3.7-kilometer waterfront boardwalk, expanded pedestrian links from Lio Airport and the redevelopment of the Lio Jetty into a public leisure hub.

The projects are intended to improve connectivity across the estate while supporting residents, tourists, retailers and hospitality operators.

The expansion also reflects Ayala Land’s strategy of deepening activity within its existing estates as demand shifts toward destinations where people can live, work and vacation in one location.

More than half of Lio Estate has been preserved as forests, wetlands, mangroves and other ecological areas, reinforcing the project’s long-term environmental appeal.
