The deal gives Rockwell control of the 17.5-hectare estate in Muntinlupa City, one of the largest and most established mixed-use retail properties in the area.
Talks started in early 2025
“Earlier this year, Mr. Francisco “Jun” M. Bayot invited us to consider redeveloping Alabang Town Center. It presented a compelling opportunity for Rockwell Land to further expand our presence in the south of Metro Manila, particularly given the scale and long-term potential of the property,” said Rockwell Land chair and CEO Nestor Padilla.

Strong retail track record
Rockwell Land is best known for Rockwell Center Makati, anchored by Power Plant Mall, which has become one of the country’s premier retail and lifestyle destinations.
Over the years, the company has built a strong track record in high-end retail by integrating experiential spaces and curated tenant mixes into its developments.
The Alabang Town Center acquisition builds on Rockwell Land’s broader retail expansion pipeline, which includes Power Plant Nepo in Angeles City, new retail spaces at Rockwell at IPI Center in Cebu City, and Power Plant Mall Bacolod.
With more than 500 retail and office tenants and significant redevelopment potential, Alabang Town Center gives Rockwell a rare large-scale platform to extend its premium retail strategy beyond Makati.
