Insider Spotlight
The Silangan site consists of two warehouse buildings with a combined gross leasable area of more than 130,000 square meters. Around 86,000 square meters of the complex were recently taken up under a multi-year lease, filling the remaining available space.
Why it mattersWarehouse and logistics facilities in strategic locations outside Metro Manila are seeing stronger tenant interest as companies scale up distribution networks and seek more efficient supply chains. Industrial real estate has also gained attention following policy adjustments affecting land leases in the Philippines.
“The size and location of our warehouse facilities make them well-suited to logistics operators that require scale, accessibility and operational efficiency,” said Alexis Ortiga, vice president and head of SM Offices.
The details
According to a company release, the warehouse complex sits less than five minutes from the Silangan Exit along the South Luzon Expressway and is under an hour from Makati, offering access to Metro Manila and fast-growing economic zones in Southern Luzon.
The facility was designed for high-volume logistics operations. It includes wide internal circulation areas for heavy vehicles and a cross-docking system that enables faster loading and unloading cycles.

With the Laguna facility now fully leased, SM Offices is offering ready-to-move-in warehouse locations in Pasig and Taguig, while also pursuing build-to-suit industrial projects in multiple regions across the country.
One of its available facilities sits along C-5 Road in Pasig on a four-hectare site with more than 20,000 square meters of warehouse floor area, including a mezzanine level, multiple loading bays and dedicated truck maneuvering areas.
The SM Prime business unit also has sites for potential industrial developments in Parañaque, Laguna, Cavite, Tarlac, Iloilo and Davao.
“Our facilities and locations can support uses ranging from dry and cold storage to data centers and distribution hubs,” added Ortiga. “These are asset types that benefit from long-term planning and operating certainty.” —Princess Daisy C. Ominga|Ed: Corrie S. Narisma
