A new Colliers residential survey showed that rent-to-own condominium units with free parking were the most attractive promo, cited by 43 percent of respondents.
This outpaced other incentives, with 29 percent preferring large spot-cash discounts, while only 8 percent were drawn to long lease deals or furnished move-in offers.
This also suggests a shift toward long-term savings rather than upfront perks.
Condo demand outpaces house-and-lot
Meanwhile, condominiums remain the most in-demand property type at 32 percent, narrowly ahead of house-and-lot purchases outside Metro Manila at 31 percent, keeping vertical living at the top of buyer preferences.
Interest in lot-only purchases outside the National Capital Region followed closely at 28 percent, underscoring continued demand for more affordable options beyond urban cores.
BGC offices continue to reign
Office trends echo the same practical mindset, with 33 percent of companies eyeing expansion in Fort Bonifacio, ahead of Ortigas at 23 percent and other business districts.
Within existing offices, firms are prioritizing function over form, as 38 percent plan to integrate smart technologies and 27 percent redesign spaces for collaboration, reinforcing a broader shift toward value-driven real estate decisions.
