As Ayala Land’s mid-market residential arm, Avida has focused on higher-quality locations, which has helped it weather ongoing oversupply conditions affecting the mid-market condo segment in Metro Manila.
Its last standalone project was Patio Madrigal in Pasay City in early 2022.
By prioritizing locations with proven demand, Avida has kept supply tight where end-user demand remains steady.
Management's view
“The Heights Katipunan continues to be a strong investment location, supported by its role as an education hub and its long-term residential appeal,” said Aris Gonzales, chief operating oficer of Avida Land.

The 33-storey tower will deliver 758 residential units on a 1,833-square-meter site.
Unit types range from studio to two-bedroom layouts sized between 21 and 68 square meters.
Amenities include a swimming pool, gym, study hall, meeting rooms, and a multi-purpose hall, with prices starting at P6.7 million.
