Megaworld doubles down on BPO office boom in Bulacan, Davao, Bacolod

Megaworld Corp. is accelerating its push outside Metro Manila with more than 51,000 square meters of new office space planned across Bulacan, Bacolod and Davao as developers chase faster-growing provincial demand from BPO and multinational tenants.

The expansion signals how major property firms are increasingly betting on regional business hubs to drive office growth amid uneven demand and higher vacancy pressures in parts of the capital.

The projects include new office developments inside Megaworld townships in Bulacan’s Northwin Global City, Bacolod’s Upper East and Davao Park District.

Airport, BPO growth bets

Bulacan has become a major growth target due to infrastructure projects tied to the New Manila International Airport corridor, while Davao continues to post some of the country’s lowest office vacancy rates outside Metro Manila.

Megaworld said the new office developments are expected to generate thousands of jobs, particularly from business process outsourcing and multinational companies expanding into provincial markets.

The listed property giant currently operates nearly 90 office towers nationwide covering more than 1.7 million square meters of office space.

Leasing momentum

Its office leasing revenues rose 11 percent to P14.9 billion in 2025, supported by rental escalations, new assets and continued BPO demand.

CBRE Philippines also ranked Megaworld as the country’s top office developer by lease transactions during the first quarter of 2026.

The company said additional office expansions are also being lined up in Pampanga, Cavite and Iloilo as it deepens its provincial office strategy.
