Colliers PH sees growing demand for flexible office spaces

Colliers Philippines says a long-term lease deal between Ayala Land Offices and AXON Group highlights a growing shift in Makati’s office market as landlords reposition assets for a new generation of tenants.

The property consultant, in a social media post, described the partnership as a “strong signal of confidence in an evolving office landscape” as companies rethink what they need from office space. 

Under the agreement, AXON will redevelop the former Teleperformance Center along Ayala Avenue, converting a single-tenant business process outsourcing facility into a more flexible workplace environment.

The move reflects a broader market trend where office owners are no longer just filling vacant space but redesigning buildings to match changing workplace demands.

Colliers said the partnership shows how “occupiers and developers are adapting to a shifting market with more diverse, future-ready workplace solutions.”

Rather than offering space alone, AXON plans to combine workplace strategy, design, construction, fit-out, leasing support and operations under a single platform.

The transaction, brokered by Colliers’ Office Services-Landlord Representation team, comes as the Philippine office sector continues to recalibrate after years of changes in how companies use their workplaces.

For Colliers, partnerships such as this are paving the way for “more dynamic offerings that meet the changing needs of today’s tenants” in Makati’s central business district.
