Subsidiary Global-Estate Resorts Inc. (GERI) will develop an 18-hectare residential village called Villa Scala inside the 116-hectare Nascala Coast in Nasugbu, offering 217 lots sized 407–1,081 square meters with construction to begin in 2027.
GERI projects about P7 billion in sales when Villa Scala is completed in 2032, giving Megaworld another long-dated revenue stream from its coastal portfolio.

Amenities and layout
GERI will build a cliffside Positano-style clubhouse with an infinity pool, function rooms, a fitness center, and an open courtyard facing the sea.
Roughly 40 percent of the village will be open space, with roads up to 15 meters wide and underground power and telecom cabling to keep views unobstructed.
Access will rely on South Luzon Expressway (SLEX), Manila–Cavite Expressway (CAVITEX), and the Ternate–Nasugbu Highway, with the upcoming Cavite–Batangas Expressway (CBEX) expected to shorten travel from Metro Manila.
