South’s landed condo market gains appeal as Brentville expands access

As Metro South continues to evolve into a major residential and economic corridor, property developers are positioning landed condominium communities as an alternative for homebuyers seeking more space without sacrificing ownership flexibility.

Terrace Homes at Prominence II, located within the Brentville International Community in Biñan, Laguna, is banking on growing infrastructure connectivity and an ownership structure that combines the benefits of a traditional house-and-lot with a condominium framework.

Why it matters

The landed condominium model allows buyers to own an individual residence while sharing ownership of common areas, similar to a conventional condominium. Unlike high-rise developments, however, the homes are built as detached or duplex house-and-lot units.

The ownership structure also allows qualified foreign buyers to acquire condominium units within legal ownership limits, broadening the property's potential market.

“Our approach to landed condominium developments is rooted in giving homeowners the best of both worlds,” Filinvest Alabang Inc. senior vice president Daphne Mae Odra-Sanchez said in a press statement.

“It allows them to enjoy the space and privacy of a traditional house and lot, while benefiting from the flexibility and accessibility of condominium ownership,” she added.

The bigger picture

Brentville is situated in Mamplasan, Biñan, with direct access to the South Luzon Expressway and the Cavite-Laguna Expressway. The estate is also connected to Filinvest City, Sta. Rosa, and business districts accessible through the Skyway network.

The broader Laguna-Cavite growth corridor has attracted increasing residential, commercial, and institutional investments, reinforcing Metro South's role as an extension of Metro Manila. 

Brentville also features operational retail components, including South Grocer, with additional commercial spaces planned.

Within the estate, Terrace Homes follows a low-density master-planned layout featuring gated neighborhoods, pedestrian-friendly streets, and upcoming amenities such as a clubhouse and children's play area.

What's next

The project offers multiple house-and-lot configurations through a sell-to-build arrangement, where construction progresses alongside buyer payments. Filinvest said select ready-for-occupancy units, including the Cypress single-detached model and Mahogany duplex, are currently available.
