AXON secures Ayala asset for workspace transformation

Real estate and workspace solutions firm AXON Group has signed a long-term lease agreement with Ayala Land Offices (ALO) for the former Teleperformance Center along Ayala Ave. in Makati City, marking the company’s expansion of its integrated workplace solutions platform in key business districts. 

The project will transform the former single-tenant business process outsourcing (BPO) facility into a modern office environment designed for enterprise occupiers seeking greater flexibility, operational reliability, and improved workplace experiences.

Integrated model

AXON said the project reflects its vertically integrated workplace delivery model, which combines strategy, design, construction, fit-out, leasing support, and workspace operations under one platform.

The company said consolidating these functions allows it to reduce coordination gaps, accelerate project execution, and create office environments that can adapt to evolving business requirements.

Located in Makati’s prime central business district, the redevelopment is expected to cater to companies rethinking office spaces to better support collaboration, culture, and long-term business performance.

Market shift

“Today’s office market demands more than space alone,” said Sherwin Dela Cruz, managing director of AXON Group.

“Companies and landlords need a partner that can move from strategy to operations with speed and accountability. Our integrated model allows us to align design, construction, and operations more efficiently to support long-term business performance,” he added.

Ayala Land Offices said the partnership reflects changing workplace requirements as businesses seek more flexible and operationally efficient office environments.
