Why it matters
RFO units give buyers the option of acquiring a completed home instead of waiting for construction under a preselling arrangement. That makes the upfront payment particularly relevant to buyers weighing how soon they can occupy a property.
Empire East president and CEO Atty. Anthony Charlemagne C. Yu said the company designed the anniversary offer around that initial financial hurdle.
“We want our 32nd anniversary to be more than a milestone we celebrate. We want it to be a milestone that our customers can benefit from. Homeownership should not feel out of reach simply because the initial cash requirement is too high. By lowering that first hurdle, we are helping more Filipinos take that important step toward having a home of their own.”
The details
Selected projects may also qualify for an additional 3.2 percent special discount, while monthly amortization can be stretched for up to 32 months at zero interest, Empire East said in details shared with InsiderPH.
Empire East said only a few units covered by the promotion remain at Covent Garden in Santa Mesa, Manila; San Lorenzo Place in Makati; Mango Tree Residences and Little Baguio Terraces in San Juan; Kasara Urban Resort Residences Towers 1, 2, 3 and 5 and The Rochester in Pasig; and Pioneer Woodlands Towers 1 to 5 in Mandaluyong.
The bigger picture
The promotion is limited to selected units within Empire East's remaining RFO inventory across its participating developments.
The offer puts the focus on the cash buyers need at the beginning of a property purchase rather than solely on a unit's total price, an important distinction for buyers assessing whether they can enter the residential market.
“We know that buying a home is one of the biggest financial decisions a person can make,” Yu said. “Our goal is to make that decision easier to take, especially for first-time buyers. Thirty-two years is a milestone for Empire East, but what matters most is how we continue to move lives forward for the next generation of homeowners.”
For Empire East, the anniversary promotion provides a way to pair its remaining RFO inventory with lower initial payment terms, while giving prospective buyers until the end of August to decide whether a completed unit fits their housing needs and finances. —Princess Daisy C.
