Filinvest Land widens homeownership push in growth areas

Filinvest Land Inc. (FLI) is expanding its residential footprint in Metro Manila and regional growth markets as it seeks to make homeownership more accessible to middle-income families, young professionals and first-time buyers.

The property developer said its residential strategy combines practical housing formats with more manageable payment arrangements and expansion into locations where it sees potential for sustainable growth.

FLI president and CEO Tristan Las Marias said the company was developing homes based on buyers’ financial capacity, family priorities and everyday needs.

“Our goal is to help more Filipinos realize the dream of owning a home that they and their families can grow into,” Las Marias said.

“We are doing this by developing practical residential formats, offering more manageable payment arrangements, and investing in carefully selected locations where communities and property values can grow sustainably over time.”

Iloilo project

One development reflecting the strategy is Futura Rise at Iloilo Centrale in Leganes, Iloilo, a low-rise, walk-up residential project targeted at middle-income professionals, young families and aspiring homeowners.

Under FLI’s Kaya Sulit 5-95 home deals, qualified buyers may make monthly down payments starting at P10,000, while estimated monthly amortization starts at P20,000.

Bank fees may also be waived through select partner banks, including EastWest Bank and BPI.

FLI said actual payments would depend on the unit, payment arrangement, financing approval and applicable terms at the time of purchase.

Futura Rise offers studio and open-layout two-bedroom units designed for different household needs and budgets.

The project will also have a dedicated amenity block for recreation, relaxation and community activities.

Township living

As part of the Iloilo Centrale township, Futura Rise residents will have access to recreational areas such as a football field, activity lawn, multi-use patio and children’s play park.

Retail pods for everyday needs will also be available within the township.

FLI said the development is intended to provide an alternative to high-rise condominium living while giving homeowners access to employment opportunities, transportation links, family networks and daily conveniences.

The company said its broader residential strategy focuses on efficiently designed homes in well-connected communities, accompanied by financing arrangements aimed at helping qualified buyers manage the cost of ownership.

More growth areas

Beyond Iloilo, FLI said it would continue evaluating residential opportunities in Metro Manila and several regional markets.

Among the areas being considered for further residential development are Davao, Pampanga, Bataan, Palawan, Zamboanga, Laguna and Batangas.

The company said decisions on future projects would be based on customer demand, household affordability, infrastructure support, site suitability, regulatory requirements and long-term project viability.

“We are pursuing growth with discipline and with a clear understanding of the people and families we serve,” Las Marias said.

“When we build the right homes in the right locations and provide a more manageable path to ownership, we create lasting value not only for our homeowners but also for the communities around them.”
