The twin developments signal Federal Land’s push to build a more vibrant, activity-driven township while giving families, athletes, and food lovers more reasons to gather this Christmas season.
Why it matters
The projects form part of Federal Land’s broader strategy to expand community-centric spaces and energize its estate in the East, strengthening its long-term footprint in the Marikina corridor.
“With this new turf field, we hope to give Marikina a new space for sports and recreation and more importantly, a reason for people to come together as a community,” Federal Land president Jose Mari Banzon said during the venue's inauguration last week.
The big picture
The new football field features bleachers for up to 250 spectators and is positioned as a hub for friendly matches, training sessions and community events. Just steps away, the Toyota Tamaraw Food Park brings a lively mix of Tamaraw food truck conversions and curated MSME vendors.
“We’re excited to bring this unique food park experience to Marikina Town Center, supporting local entrepreneurs while sharing the joy of food and community,” said Masando Hashimoto, president of Toyota Motor Philippines.

Nine food trucks joined the launch lineup, including dishes by celebrity chefs Karla Kusinera, Chef Sharwin Tee and Chef Sai Montes, along with concepts such as Yahu! Kitchen, Boynita, Kusina ni Kambal, Overflow Café, Kape Talyer and What’s Poppin’. The roster will rotate throughout the season.
The food park also serves as a platform for MSMEs and young entrepreneurs—a model Federal Land plans to replicate across its other communities.

The holiday festivities continue with the second run of the NakakaLocal Food Fest, held in partnership with PhilSTAR. From Nov. 26 to 30, visitors can enjoy a strong lineup of local merchants including Café Rajah, Crumbly Crust Café, Kalye Classics, Katip’s Food Hub, Ligaya’s Chicken House, Mang Romaurk’s Ihaw-Ihaw, Matteau’s Marikina Food & Beverage House and Tsokorado: The Champorado Station.
What’s next
Federal Land is already advancing the next phase of upgrades. Blue Wave Mall and the neighboring Petron site are being redeveloped, with a refreshed mall slated to open in the first half of 2026. New sports facilities—basketball, badminton and pickleball courts—along with additional commercial and residential components are in the pipeline.
