Rockwell expands Pampanga township as Power Plant heads north

The Lopez family-led Rockwell Land Corp. is expanding its Pampanga township after strong residential demand, bringing its flagship Power Plant Mall brand outside Metro Manila for the first time.

The developer and partner Juan D. Nepomuceno Realty topped off the 32,000-square-meter Power Plant Mall Angeles, which will anchor the 4.6-hectare Rockwell at Nepo Center mixed-use project and is set to open in the third quarter of 2027.

Expansion signals stronger demand

Encouraged by the take-up of its residential towers, the joint venture is already increasing the scale of the development.

“Because of the positive response to our residential and retail offerings, we are expanding Rockwell at Nepo Center with an additional 9,000 square meters of land,” said Rockwell Land chair and CEO Nestor J. Padilla.

Township gaining traction

The Pampanga project has been gaining momentum since the launch of its residential buildings, with The Manansala fully sold and already turning over units to residents this year.

Meanwhile The BenCab is now 87 percent sold and scheduled for turnover in December 2026, while the recently launched The Aurelio continues to expand the township’s residential base.

Rockwell said the mall will replicate the curated retail experience of its Makati flagship while incorporating local flavors from Pampanga’s food scene.

“We are thrilled to bring the Power Plant Mall experience to Angeles,” said Tin Coqueiro, Rockwell Land vice president for retail development.

“Our goal is to blend our signature curated retail mix with local flavors, ensuring a destination that resonates deeply with the Kapampangan community.”
