Cebu Landmasters Inc. is deepening its exposure to Bohol as the developer sees the province’s tourism economy, infrastructure growth and urban expansion supporting demand for housing across different price segments.

What’s new

The Visayas and Mindanao-focused developer is developing a 5.6-hectare property in Barangay Bool, Tagbilaran City, its third site in Bohol after Velmiro Greens Bohol in Dauis and Costa Mira Beachtown Panglao.

The property is envisioned as a mixed residential community featuring another Velmiro, CLI’s mid-market housing brand, and Bohol’s first Mirani, its more affordable mid-rise condominium offering. Mirani will also include commercial spaces serving residents and the surrounding community.

Why it matters

The project broadens CLI’s addressable market in Bohol beyond resort-oriented and mid-market housing, giving the developer exposure to buyers seeking relatively more affordable condominium units near Tagbilaran’s established urban center.

Existing projects have given CLI confidence to expand, according to a company release. The completed 256-unit Velmiro Greens Bohol is undergoing turnover, with all units expected to be delivered by end-2026. 

The 1,056-unit Costa Mira Beachtown Panglao is 98 percent sold, with its three towers targeted for topping off within the year.

“Bohol continues to show strong potential, and our performance here gives us confidence to deepen our commitment to the province,” CLI president and CEO Jose Franco Soberano said. 

“With this new development, we can build on what has worked for us in Bohol through another Velmiro housing development while introducing Mirani as a more affordable option for local residents. More than providing homes, we want to be part of the community’s continued growth.”

Location play 

The Bool property is about five to 10 minutes from Tagbilaran City proper and roughly four kilometers from Tagbilaran Port. It is also directly across from Cebu Sacred Heart College Tagbilaran Campus, providing access to schools, healthcare facilities, commercial centers and transport links.

The expansion also advances CLI’s broader strategy of diversifying its residential portfolio and building its land bank in growth centers across the Visayas and Mindanao.
