Filinvest City in Alabang is positioning itself to benefit from that shift. The 244-hectare master-planned garden central business district combines offices, residences, healthcare, schools, retail, hospitality and public spaces within one development.
Why it matters
Companies increasingly need locations that can support both employees and business expansion. Filinvest City provides access to labor markets across Muntinlupa, Las Piñas, Parañaque, Cavite, Laguna and Batangas through transport infrastructure including the South Luzon Expressway, Skyway System and Muntinlupa-Cavite Expressway.
That connectivity could reduce companies' dependence on a single labor market while widening their recruitment pipeline. Future railway infrastructure is also expected to strengthen regional connectivity.
By the numbers
In a statement, Filinvest City said land values have climbed 346 percent over the past decade, representing a 17-percent compounded annual growth rate. Commercial land valued at roughly P50,000 per square meter in 2010 is now approaching P500,000 per square meter.
The district has about 1.19 million square meters of delivered gross floor area and estimated daily foot traffic of 220,000 people. Major locators include PLDT, SONAK and Pepsi, while Northgate Cyberzone serves as its PEZA-accredited business district.
The bigger picture
Filinvest City is the Philippines' first and only central business district with both LEED v4 Gold for Neighborhood Development and 3-Star BERDE District certifications. It also won gold in the Master Plan category at the 2026 FIABCI World Prix d’Excellence Awards, becoming the first Philippine township to receive the distinction.
With limited commercial lots remaining, the developer is pitching the district as a long-term location for businesses and investors seeking a permanent presence in Metro South.
