Don Tim Development Corp. (DTDC) has launched Leisure Suites North, its latest low-rise residential cluster within the company’s Alta Monte Tagaytay development, as demand grows for homes that combine proximity to Metro Manila with the mountain city’s cooler climate and more relaxed environment.
The project officially broke ground on Aug. 8 and carries an estimated gross development value of P410 million, according to DTDC.
Leisure Suites North follows Leisure Suites South and is positioned as the next phase of the developer’s low-density residential concept in Tagaytay.
Six homes per building
At the heart of the project is a deliberately limited number of residences.
Each building will contain only six units, a configuration designed to reduce congestion and provide residents with greater privacy, openness and air circulation.
The units will feature larger layouts, open-plan living areas and private balconies, with contemporary space planning intended to maximize natural light and accommodate changing lifestyles, including hybrid and work-from-home arrangements.
“This premium low-rise cluster carries an estimated gross development value of P410 million,” DTDC president and CEO Audric Leong said.
“Building on the established foundation of its predecessor, the project offers enhanced layouts, greater privacy, and a more refined living experience set within the prestigious Alta Monte community,” he added.
For DTDC, the project reflects a broader shift in what some property buyers now seek outside Metro Manila: homes that can function not only as weekend escapes but also as longer-term residences.
Betting on Tagaytay
Leisure Suites North is located within the gated Alta Monte community, placing residents near Tagaytay’s dining and commercial areas while providing access to major road networks connecting the city to Metro Manila and other parts of Southern Luzon.
The development is aimed at families, investors and buyers looking for vacation-style properties or longer-term homes in the South.
“Leisure Suites North represents the next evolution of the Alta Monte vision,” Leong said. “We designed this community for homeowners seeking more space, privacy, and a stronger connection to nature while enjoying the long-term value that Tagaytay continues to offer.”
The company is banking on Tagaytay’s enduring appeal as both a leisure destination and residential market, particularly among buyers seeking alternatives to denser urban developments.
Space as a premium
Rather than competing through scale, Leisure Suites North is emphasizing scarcity—fewer units and more personal space—as its main proposition.
DTDC said the project forms part of its strategy to develop low-density communities in Southern Luzon while positioning property ownership in the region as a long-term investment.
