Filinvest Land first-half profit rises 4% on leasing income gains

Filinvest Land Inc. grew its first-half profit despite challenging market conditions as stronger property sales and leasing income supported the property developer’s earnings.

By the numbers

Net income climbed 4 percent to P2.21 billion in the first half of 2026, while consolidated revenue rose 2.9 percent to P12.57 billion from a year earlier.

Real estate revenue increased 3.3 percent to P7.72 billion, supported by the company’s push to monetize RFO inventory amid buyer preference for immediately available properties.

Driving the rebound

Reservation sales surged 50 percent year on year to P12.5 billion during the six-month period.

RFO sales accounted for P6.8 billion, while June reservations reached P3.70 billion — the company’s highest monthly level since 2018.

“Our first-half results demonstrate Filinvest Land’s ability to translate demand into earnings through a disciplined, diversified business model,” Filinvest Land president and CEO Tristan Las Marias said in a statement on Tuesday, Aug. 11, 2026. 

“The strong pickup in reservation sales, particularly in RFO, reflects both improving buyer activity and the strength of our product offering across key markets.”

Recurring boost

Mall leasing revenue increased 12 percent to P1.47 billion as asset enhancements and tenant activity lifted occupancy to 81 percent.

Office leasing revenue grew 2.4 percent to P2.54 billion, with FLI reporting a 100 percent renewal rate for leases expiring during the second quarter.

The industrial business also continued to see demand, particularly for 33-hectare mega lots at Filinvest Innovation Park-New Clark City from logistics and manufacturing occupiers.

What’s next

FLI said its recurring-income businesses provide a counterweight to changing property-market conditions.
