RLC lines up more homes for Pag-IBIG financing

More residential projects of Robinsons Land Corp. (RLC) are being lined up for Pag-IBIG Fund accreditation, potentially giving qualified members access to a broader selection of homes as the state-run fund expands its housing loan ceiling to P10 million.

RLC and Pag-IBIG Fund signed a memorandum of understanding on Oct. 5 that will allow additional projects under RLC Residences to undergo accreditation for Pag-IBIG housing loans.

The arrangement comes as Pag-IBIG offers higher borrowing limits and promotional interest rates aimed at making housing financing accessible to more members.

Pag-IBIG recently raised its maximum housing loan to P10 million from P6 million. Couples who are both qualified members may have a combined borrowing capacity of as much as P20 million, subject to the fund's evaluation and lending guidelines.

Lower rates

Until the end of 2026, Pag-IBIG is also offering promotional rates of 4.5 percent for eligible loans of up to P4.9 million and 5.75 percent for loans above P4.9 million. The rates are fixed for the first three years.

RLC president and CEO Mybelle V. Aragon-GoBio said the expanded financing facilities could help narrow the gap between the homes families want and what they can afford.

“Today, through Pag-IBIG’s upgraded financing facilities—featuring expanded loan limits and accessible rates—we are helping bridge the gap between homeownership dreams and what families can afford,” Aragon-GoBio said.

“Whether it is a condominium in the heart of the city or a house in a thoughtfully planned residential community, we want to offer more choices and make the journey to homeownership more attainable,” she added.

Pag-IBIG Fund, an attached agency of the Department of Human Settlements and Urban Development, provides housing financing to its qualified members.

Pag-IBIG Fund CEO Marilene Acosta said the agreement would combine the developer's residential portfolio with the fund's financing facilities.

“With this MOU, RLC brings its experience in developing residential projects and communities. Pag-IBIG Fund brings affordable and accessible home financing to millions of Filipino workers,” Acosta said.

“By combining these strengths, we can help families find homes that suit their needs, secure financing they can afford, and finally hold the keys to a home they can call their own,” she added.

Accredited projects

Three RLC Residences projects are already accredited for Pag-IBIG financing: Acacia Escalades Tower B, Cirrus and Gateway Regency Studios.

Six other developments are undergoing accreditation: Aurora Escalades, Woodsville Crest, Chimes Greenhills, Radiance Manila Bay South Tower, Sierra Valley Gardens and The Sapphire Bloc East Tower.

Qualified Pag-IBIG members may apply for housing loans for accredited properties, subject to the fund's eligibility requirements and loan approval process.

Following the signing, executives from the two organizations toured Cirrus, RLC Residences' ready-for-occupancy condominium development at the Bridgetowne Destination Estate.

A qualified Cirrus buyer with an approved Pag-IBIG loan above P4.9 million may qualify for the 5.75-percent promotional rate, subject to the program's terms.

Bridgetowne combines residential buildings with offices, Opus Mall, event and leisure spaces and parklands.

More choices

RLC Residences has developments across Metro Manila as well as Cebu, Bacolod and Davao, drawing on Robinsons Land's 46 years in property development.

The financing arrangement may also benefit existing buyers approaching the turnover of their units. Subject to Pag-IBIG approval, they may use a housing loan to cover the remaining balance and pay it through monthly installments.

The two organizations also plan home-matching activities, housing fairs, member briefings and online promotions to connect Pag-IBIG members with accredited RLC properties and provide information on loan requirements.

As more projects secure accreditation, Pag-IBIG members would have a wider range of RLC Residences properties that can be financed through the government housing program. — Ed: Corrie S. Narisma
