Cebu Landmasters net income rises 12% in Q1 2025 on VisMin demand, new launches

The Soberano family’s Cebu Landmasters Inc. (CLI) opened 2025 with a P1.32 billion consolidated net income, up 12 percent from the same quarter last year, driven by strong housing demand and continued expansion across the Visayas and Mindanao regions.

Revenues in the first quarter rose 4 percent to P6.51 billion, with 97 percent coming from property sales as the company ramped up project launches in Cebu and Cagayan de Oro.

“We benefit from our deep market knowledge and operational agility,” said CLI Chairman and CEO Jose R. Soberano III

“Demand remains resilient in the VisMin region and Cebu Landmasters continues to offer value-for-money products well-suited to the needs of the homebuyers," he added. 

Headline figures 

    •    Residential sales reached P6.32 billion, driven by construction progress and strong demand for new inventory.

    •    Gross profit rose 13 percent to P3.53 billion, with margins improving to 54 percent from last year’s 50 percent.

    •    Reservation sales climbed to P6.3 billion, signaling solid buyer interest in newly launched projects.

    •    Recurring income more than doubled to P157 million, boosted by strong hotel and leasing growth; four more hotels are set to open by end-2025.
