DMCI Homes sees early gains amid rent-to-own, regional push after unsold inventory rose to P92B

Tycoon Isidro Consunji's DMCI Homes is seeing early gains in 2025 after a challenging year, with sales of ready-for-occupancy (RFO) units soaring 71 percent to P2.9 billion in the first quarter thanks to easier payment terms and rent-to-own offerings.

“DMCI Homes continues to focus on delivering quality homes despite a slower property market,” Consunji, the chair, president, and CEO of DMCI Holdings, said during the conglomerate’s stockholders’ meeting on Tuesday.

Manila condo oversupply hits DMCI 

The developer, among those impacted by the persistent condo oversupply in Metro Manila, is shifting gears in a bid to clear a record backlog of unsold units, which ballooned to P92 billion by the end of 2024.

“To make homeownership more accessible, we expanded our rent-to-own offerings, introduced more affordable and flexible payment terms, and lowered downpayment requirements,” he said.

Rent-to-own transactions, introduced in 2022, have since generated nearly 1,800 unit sales, he said. 

“We expect this to grow even faster in the next two years as we ramp up our promotional efforts and expand availability across more projects,” Consunji said.

DMCI Homes is also planning geographically broader project launches this year, moving beyond Metro Manila to tap emerging regional cities.

“DMCI Homes is expanding its leisure development portfolio with the launch of Moriyama Nature Park in Laguna later this year,” Consunji said.

“This premium Japanese onsen-inspired project destination is designed to tap into the rising demand for domestic tourism among Filipino families and travelers,” he added.

Growth beyond Metro Manila is next

“We are expanding beyond our core Metro Manila and mid-income markets to cater to a wider range of buyers,” Consunji said.

“Upcoming launches will be more geographically diverse, to reach emerging cities outside the NCR, tapping into upscale markets and introducing more affordable options, while maintaining the signature DMCI Homes quality,” he explained.
