D.M. Wenceslao’s 8912 Asean Ave earns PEZA nod, boosts Aseana City

D.M. Wenceslao and Associates Inc., together with subsidiary Aseana Holdings Inc., has secured Philippine Economic Zone Authority accreditation for 8912 Asean Ave, reinforcing Aseana City’s position as a key destination for technology-driven enterprises.

The company said 8912 Asean Ave has been declared a PEZA-registered Information Technology Special Economic Zone, allowing qualified locators to enjoy fiscal and nonfiscal incentives under the investment promotion agency.

Why it matters

PEZA registration remains a critical factor for IT-BPM and global services firms seeking regulatory stability and competitive incentives, particularly as new PEZA-accredited office supply in Metro Manila remains limited.

With about 100,000 square meters of floor area, 8912 Asean Ave is now the largest PEZA-accredited office building in the D.M. Wenceslao portfolio. 

The accreditation adds the project to Aseana City’s growing roster of PEZA-registered office developments, which already includes Aseana One, Aseana Two, and Aseana Three.

Between the lines

The expansion of PEZA-registered space underscores Aseana City’s readiness to capture future demand from multinational firms, shared services operations, and other high-growth industries seeking long-term locations.

In the middle of the disclosure, the company said in a press statement that the accreditation reflects its broader strategy of strengthening Aseana City as a fully integrated business district capable of supporting global locators.

Strategically located along Asean Avenue, 8912 Asean Ave benefits from direct access to major transport infrastructure, including proximity to NAIA, PITX, and the LRT-1 Redemptorist–Aseana Station. 

The building also offers seamless connectivity to retail, lifestyle, and institutional uses within the Aseana City estate.

Beyond supporting business expansion, the PEZA accreditation of 8912 Asean Ave is expected to contribute to broader nation-building goals by attracting investments that generate employment, develop skills, and reinforce the Philippines’ position as a leading global hub for technology-enabled services.
