Megaworld lands first BPO tenant at Bacolod’s The Upper East

Megaworld has secured its first business process outsourcing tenant at The Upper East in Bacolod City, marking another milestone in the property developer’s strategy to expand its office footprint beyond Metro Manila.

 The company announced that outsourcing and IT solutions provider Innov8 IT Solutions, Inc. has leased close to 5,000 square meters of office space at No. 1 Upper East Avenue inside the 34-hectare mixed-use township.

Serving clients across North America, Europe, and Asia, Innov8 IT Solutions Inc. will use the new office to support its growing Philippine operations while expecting to generate thousands of jobs for Bacolod residents and nearby communities. The move reflects rising demand for provincial office developments as companies seek strategic locations outside traditional business districts.

Megaworld said Innov8’s entry reinforces Bacolod’s expanding BPO industry and highlights increasing confidence in The Upper East as an emerging business destination in the Visayas. The township’s strategic location, master-planned environment, premium office infrastructure, and long-term development prospects continue to attract corporate occupiers.

No. 1 Upper East Avenue is nearing full occupancy. The four-story building offers almost 11,000 square meters of office space and is recognized as Bacolod City’s first LEED-certified office development. Sustainability features include LED lighting in common areas, dual-flush toilets, and double-glazed windows designed to improve heat insulation and energy efficiency.

What’s next

Megaworld plans to expand its office inventory within the township through No. 5 Upper East Avenue, another four-story office building that will add almost 9,000 square meters of office space. Expected to become operational within the year, the development is projected to generate around 10,000 jobs, particularly for the information technology and business process outsourcing sector.

Beyond offices, The Upper East continues to evolve into a mixed-use community with hotel, residential, retail, and public spaces. Megaworld is developing the 300-room Kingsford Hotel Bacolod, targeted for completion in 2027, alongside Plaza de Masskara, residential towers, and The Upper East Mall. The integrated development is expected to further strengthen Bacolod’s position as a business, tourism, and investment hub in the Negros Island Region and the wider Visayas. — Daxim L.
