The certification highlights SM Prime’s efforts to create greener, more efficient workspaces as companies increasingly look for offices that support sustainability, energy savings, and employee well-being.
The details
FiveE-com Center was certified under the LEED v4.1 O+M: Existing Buildings framework, which evaluates performance across energy efficiency, water conservation, indoor environmental quality, and building management practices.
Located at the Mall of Asia Complex in Pasay City, the twin-tower, 15-story office development offers more than 93,000 square meters of gross leasable area. Its average floor plates of around 3,500 square meters are designed to support flexible office layouts for a wide range of tenants.
What they’re saying“LEED Gold certification confirms that FiveE-com Center is not only operationally efficient but also responsive to what businesses now look for in office spaces,” Alexis Ortiga, vice president and head of SM Offices, said in a company statement.
The property uses automated meter reading systems that track real-time energy consumption through digital dashboards.
A centralized building management system adjusts cooling based on occupancy, while energy recovery ventilators improve indoor air quality and reduce HVAC energy demand.
Beyond efficiency
Open-air features such as landscaped decks, pocket gardens, office balconies, and koi ponds are integrated across the development.
These biophilic elements are designed to support employee wellness and productivity.
FiveE-com Center includes electric vehicle charging stations, bicycle facilities, and covered walkways connecting to SM Mall of Asia and its transport terminal, helping tenants reduce emissions from daily commutes.
With this certification, SM Prime now has six LEED Gold-certified office buildings nationwide, with more developments currently pursuing certification. —Ed: Corrie S. Narisma
