The development sits within Pico de Loro Cove and is being handled by SM Leisure Resort and Residences, a unit of SM Prime.
“The resilient demand for upscale leisure residences outside Metro Manila marks a structural shift in how Filipinos define aspirational living and long-term investment,” said Shirley C. Ong, executive vice president and business unit head SM Leisure Resort and Residences.
“Pico Terraces answers this shift by offering a vacation home that delivers generational value, environmental connection and a more refined way of living,” she added.
Pico Terraces will house 211 units across Ardea and Balea Suites, offering one- to three-bedroom options aimed at buyers seeking long-term leisure investments. Ardea Suites will be completed by early 2027, while Balea Suites will follow by year-end.
The project includes a massive pool, indoor and outdoor fitness zones, a clubhouse, and a landscaped lawn designed to support a slower, more intentional lifestyle.
Owners also gain access to the exclusive Pico de Loro Beach and Country Club, set in the ecologically vital Coral Triangle.
