Sy family-backed property giant SM Prime Holdings Inc. has fully leased out its 10-tower Clark Tech Hub complex, reinforcing how major companies are increasingly shifting operations outside Metro Manila as infrastructure and regional business activity improve.
The office complex inside the Clark Special Economic Zone spans more than 100,000 square meters and is occupied largely by IT-BPM firms and multinational companies under long-term leases.
“The full utilization of Clark Tech Hub underscores sustained demand for global-standard, sustainable workspaces outside Metro Manila,” SM Offices head Alexis L. Ortiga said.
The move comes as companies continue looking for lower-cost expansion areas beyond Metro Manila while balancing hybrid work setups and rising operating expenses.
SM doubles down on Clark
SM Offices is now building Tech Hub Tower 11, which will add another 20,000 square meters of office space to the growing Clark business district.
The expansion signals confidence that demand from outsourcing firms and multinational tenants will continue growing as Clark becomes more connected to Metro Manila and nearby provinces.
The new tower will feature sustainability and employee-focused amenities including solar systems, water recycling facilities and a 12,000-square-meter sky garden.
Infrastructure reshapes demand
SM said the district is expected to benefit further from the North-South Commuter Railway, which will directly link Clark International Airport and Metro Manila by 2028.
“With major infrastructure projects improving access and connectivity, we believe SM City Clark Complex will become even more attractive to locators seeking high-quality workspaces outside Metro Manila,” Ortiga said.
