The project, undertaken through its premium property arm Signature Series by SM Residences, seeks to attract a younger generation of homeowners while retaining the subdivision's low-density residential character.
What's happening
The redevelopment includes two planned commercial areas, North and South Plazas, which will be located outside the residential core to accommodate dining establishments, retail services and communal spaces.
The planned plazas will feature low-rise buildings, glass frontages, pedestrian walkways and landscaped outdoor areas, according to a company release.
Perkins & Will is leading the South Plaza master plan and future improvements, while Greener & Partners is designing North Plaza. Inspira Design Core is overseeing landscape planning across the estate.
The bigger picture
The redevelopment follows the relaunch of residential inventory lots late last year, which the company said generated strong buyer interest.
SM Prime is targeting families looking to acquire properties for their children and future generations, reflecting its strategy to position the estate as a long-term residential investment.
“Many of our buyers are acquiring properties for their children who are now raising families of their own. They see Susana Heights as a place where the next generation can put down roots and a long-term asset that can remain in the family,” SM Residences executive vice president and Signature Series head Jose Juan Jugo said.
What else is planned
The redevelopment also covers improvements to the main clubhouse, covered tennis courts, an air-conditioned indoor basketball court, fitness gym, social hall and chapel.
Susana Heights is an established residential subdivision in southern Metro Manila, known for its relatively large residential lots and direct access to the South Luzon Expressway, which connects the area to Alabang and other parts of the metropolis.
“That reinforces the need to think beyond the current generation. We want to preserve what families have long valued about Susana Heights while thoughtfully introducing the amenities, conveniences and shared spaces that younger families increasingly value,” Jugo said. — Princess Daisy C.
